The Enforcement Directorate’s Lucknow Zonal Office has provisionally attached an immovable property valued at ₹54.71 crore in Delhi’s Maharani Bagh as part of its money-laundering investigation involving the Amrapali Group and others.
The property at A-3 (New), Maharani Bagh, stands in the name of Surbhaee Advertising Pvt Ltd, according to the agency account reported by PTI and The Times of India on 9 October 2026. The action was taken under the Prevention of Money Laundering Act, 2002.
The word “provisionally” is legally important. The attachment restricts dealings with the asset while the statutory process continues; it is not the same as a final confiscation, sale or immediate distribution of ₹54.71 crore to homebuyers. Nor does the attachment by itself amount to a final judicial finding of guilt.
ED alleges a link to diverted homebuyer money
The money-laundering investigation stems from 18 FIRs registered by Uttar Pradesh Police and the Economic Offences Wing of Delhi Police against Amrapali companies, directors and promoters. The underlying allegations include cheating, criminal breach of trust, forgery and criminal conspiracy.
According to the ED’s statement as reported, Amrapali launched housing projects in Noida and Greater Noida and collected money from buyers on promises that included delivery within 36 months and assured returns. Several projects remained incomplete and buyers allegedly received neither possession nor refunds.
The agency says a forensic audit found that more than ₹5,000 crore of homebuyer funds had been diverted. It alleges that money moved through shell and group companies and was siphoned off under the guise of professional fees.
ED further alleges that part of the funds was transferred—directly and through family members of Amrapali Managing Director Anil Kumar Sharma—to Surbhaee Advertising as loans and used in connection with the Maharani Bagh property. The property was consequently identified by the agency as alleged proceeds of crime.
An immediate company response to the ED’s allegations was not available in the PTI report reviewed by BrickBharat.
What provisional attachment means for recovery
Under the PMLA framework, a provisional attachment must proceed through adjudication before it can become a confirmed attachment and potentially move toward confiscation. Affected parties can contest the action through the legal process.
For Amrapali homebuyers, tracing a high-value external asset may be relevant to the wider recovery effort, but it does not create an automatic or immediate payout. The route from attachment to restitution depends on confirmation, court directions, competing claims and the mechanism ultimately used to apply recovered value.
This development should also be kept separate from construction progress at stalled Amrapali housing projects. Asset tracing concerns the alleged money trail, while project completion, possession and registration operate through other court-supervised and administrative processes.
Why the Delhi property matters to Noida homebuyers
The attachment illustrates how a real-estate investigation can extend beyond the original project land and company accounts. Investigators may follow alleged fund flows into linked entities, loans and other assets when determining whether they represent proceeds of crime.
For buyers, the case underlines the importance of escrow compliance, project-level fund use and transparent financial reporting. It does not mean purchasers can independently rely on an enforcement attachment as security for their claims.
The next material updates will be confirmation or challenge of the provisional attachment, further ED disclosures and any Supreme Court direction on using attached assets for homebuyer recovery. Until then, the defensible statement is limited: the ED has provisionally attached the identified property and the investigation remains underway.
