An office fund managed by ICICI Prudential Asset Management Company has acquired an interest in Purva Zentech, a commercial property on Bengaluru’s Kanakapura Main Road, according to Economic Times reporting published on 7 October 2026. The report places the transaction’s enterprise value at approximately ₹626 crore and the saleable office area at more than half a million square feet.
The acquisition was made through Prishal Office Parks III, which the report identifies as being owned by the ICICI Prudential Office Yield Optimiser Fund–AIF II, a Category II alternative investment fund. This is an institutional commercial-property transaction; it should not be described as a purchase made by a retail mutual-fund scheme.
The agreement was disclosed before the October report
Puravankara had already disclosed a definitive agreement with ICICI Prudential AMC in its 13 July 2026 operational update. The filing valued Purva Zentech at an enterprise value of ₹625.94 crore.
That date distinction is important. The October coverage provides a reported acquisition update and additional asset and fund context; it is not the first public disclosure that the parties had agreed the transaction.
Puravankara’s filing also explains the structure. It said ₹145 crore would be received through the sale of shares in the special-purpose vehicle, with the balance realised through agreed balance-sheet adjustments. Enterprise value can incorporate debt and other financial adjustments. Dividing ₹625.94 crore by reported saleable area would therefore not necessarily produce a meaningful like-for-like property rate.
What the office acquisition includes
Economic Times reported that the transaction involves more than 5 lakh square feet in the Purva Zentech commercial tower and ranks among the larger institutional office purchases in India during 2026. Secondary reporting places the acquired interest at approximately 56%, but the primary July filing reviewed by BrickBharat does not state that percentage; it is therefore treated as a reported figure rather than independently confirmed here.
The office fund reportedly raised more than ₹2,700 crore and had invested close to 80% of its corpus after this transaction. Those figures describe the fund’s deployment, not the amount invested solely in Purva Zentech.
Any occupancy or rent figure also needs the same discipline. Leased area, total saleable area and the interest acquired are different measures. A partly leased building can still be an institutional investment, but expected cash flow depends on executed leases, remaining vacancy, operating expenses and future leasing assumptions.
Why Bengaluru continues to attract office capital
Bengaluru’s concentration of technology companies, global capability centres and skilled employees continues to support demand for Grade A workspace. Kanakapura Road also benefits from southern Bengaluru’s expanding residential catchment and metro connectivity.
The acquisition nevertheless does not establish that office rents across Bengaluru have risen or that every building in the corridor carries the same valuation. Building specifications, tenant profile, lease tenure, vacancy, access and ownership structure can materially change investment outcomes.
For the seller, Puravankara’s July disclosure shows a capital transaction within a wider business that includes residential development and approximately 3 million square feet of commercial real-estate presence. The enterprise value should not be added to pre-sales or treated as apartment-booking revenue.
What investors should watch next
Useful follow-up disclosures would confirm the closing status, final ownership structure, debt adjustments, occupancy and rental contribution. Fund investors should rely on the AIF’s official documents for valuation, fees, distributions and risk, rather than infer returns from the headline enterprise value.
For Bengaluru’s commercial property market, the transaction is evidence of institutional appetite for a large office asset. It is not direct proof of new construction, city-wide rental growth or future capital appreciation.
The accurately stated takeaway is that an ICICI Prudential AMC-managed office fund has reportedly progressed a transaction first disclosed by Puravankara in July, at a structured enterprise value of ₹625.94 crore.
