The October 18 opening moves a previously announced retail addition into operation, giving the mall a large everyday-shopping destination without establishing any automatic uplift in property values.

LuLu Group has opened a 100,000-sq-ft hypermarket at I-Thums Galleria Mall in Greater Noida. Local reporting dated October 18 records the inauguration, while national property coverage followed on October 19. The development is an operational milestone for the shopping centre, rather than a fresh announcement of a proposed store.

For the Greater Noida commercial property market, the important change is that a sizeable retail occupier has moved beyond the pre-opening stage. Its effect on surrounding shops, mall trading and customer activity will become clearer through sustained operations, not the opening ceremony alone.

From advance announcement to operating store

The Tribune reported on October 16 that the hypermarket was scheduled to open on October 18. Its advance coverage described a shopping offer spanning groceries, fresh produce, bakery products, household goods, appliances and electronics. That earlier report provides the planned opening date and product context; it is not being presented as confirmation that trading had already begun.

The mall developer’s own website had also identified LuLu as an incoming occupier and described the outlet as being under fit-out on the lower-ground floor. That page still uses pre-opening language. Read alongside the subsequent inauguration coverage, it documents the development sequence rather than a separate new transaction.

The distinction helps separate three stages often blurred in property reporting: announcing a retail occupant, preparing its premises and opening to customers. Each represents a different level of progress.

Why an everyday-shopping destination matters

BrickBharat’s assessment is that a hypermarket can give customers a reason to visit beyond occasional dining or discretionary shopping. A broad grocery and household assortment may support repeat trips, potentially creating opportunities for other businesses within the same centre.

That is a commercial possibility, not a measured outcome for I-Thums Galleria. No independently verified footfall series, sales-density figures or neighbouring-store performance data were available in the sources examined for this article.

The result will depend on practical factors such as access, parking, internal circulation, checkout experience and the mix of other operational businesses. Opening-day interest should not be treated as evidence of a stable customer base.

What commercial-property buyers should examine

For someone evaluating a shop in or near the mall, the opening is one piece of evidence about the destination’s operating environment. It does not replace examination of the specific premises, its visibility, access, permitted use and contractual costs.

A shop located close to a large retailer may experience customer movement differently from one on another floor or in a less accessible corridor. Aggregate mall activity therefore cannot establish the likely performance of every unit.

Buyers should also distinguish a retailer’s presence from a guarantee of rental income. The sources reviewed do not disclose LuLu’s lease duration, rent, incentives or any revenue-sharing arrangement. No such terms should be inferred from the reported floor area.

What remains unverified

The approximately one-lakh-sq-ft figure refers to the reported hypermarket footprint, not the size of a newly constructed mall. The opening does not establish a sale of the shopping centre or a new land acquisition.

Store-specific investment expenditure and independently verified employment numbers were not established during preparation. Wider corporate expansion ambitions should not be assigned to this outlet as completed expenditure.

For now, the verified development is the transition from an announced hypermarket to an inaugurated retail operation. The next meaningful indicators will be sustained customer use and the shopping centre’s operating performance—not unsupported predictions of higher nearby property prices.
