Mahindra Lifespace Developers has announced a joint-development agreement for a 10.05-acre land parcel in North Bengaluru, estimating that the proposed premium residential project could generate gross development value of around ₹1,250 crore.

The company disclosed the transaction on 27 October 2026. It said the site is expected to support approximately one million sq ft of saleable area and would primarily comprise premium apartments. Mahindra Lifespaces expects to launch the development within the next nine months, subject to the approvals and execution steps that normally precede a residential launch.

The ₹1,250 crore figure is estimated GDV—the projected sales value of the proposed development—not construction expenditure, booked revenue or committed investment. The company did not disclose the landowner, commercial terms of the joint-development agreement, apartment count, pricing, regulatory registration number or a possession schedule in the announcement reviewed by BrickBharat.

Site adds to Mahindra’s North Bengaluru pipeline

Mahindra Lifespaces said the land is about eight kilometres from Kempegowda International Airport and off the Bengaluru–Hyderabad Highway. The developer linked the location to airport access, technology and commercial hubs, social infrastructure and planned metro connectivity.

Those location claims describe the developer’s positioning of the site. Buyers will need to assess the precise access road, travel time, approved plans and confirmed transit schedule after the project is formally launched and its regulatory disclosures become available.

With the new agreement, Mahindra Lifespaces says it will have three projects in North Bengaluru, including two parcels acquired in 2025. Their combined development potential is estimated at approximately three million sq ft of saleable area. The latest announcement therefore expands an existing cluster rather than marking the company’s first entry into the northern corridor.

The company’s wider results, announced on 22 October, provide financial context but should not be confused with performance of the newly announced project. Mahindra Lifespaces reported residential pre-sales of ₹1,988 crore in H1 FY27, up 66% year on year, and said its business-development additions during the half carried about ₹7,100 crore of GDV. Those figures cover the broader portfolio and do not represent bookings from the North Bengaluru proposal.

What the project means for Bengaluru homebuyers

For prospective buyers, the announcement points to another branded premium-housing option in the airport corridor. It does not yet constitute a sales launch. Pricing, configuration, amenities, phasing and completion timelines remain undisclosed.

Before treating the nine-month target as an availability date, buyers should wait for the project’s Karnataka RERA registration and examine the sanctioned plan, title and encumbrance disclosures, carpet areas, payment schedule and promised completion date. A launch target can change, while a registered project filing provides a more specific basis for comparison.

The site’s airport proximity may appeal to households linked to aviation, logistics and employment districts in northern Bengaluru. Investment buyers should nevertheless test rental demand and resale liquidity at the exact micro-market level. Distance to the airport alone does not establish achievable rent, capital appreciation or everyday connectivity.

Joint development limits what can be inferred today

In a joint-development structure, a landowner generally contributes development rights while a developer undertakes project execution under negotiated revenue, area-sharing or other commercial terms. Mahindra Lifespaces has not published those terms for this agreement, so the company’s eventual economic share cannot be inferred from the announced GDV.

The project adds scale to Mahindra Lifespaces’ Bengaluru pipeline and sets out a near-term launch intention. Its buyer proposition will become assessable only when approvals, Karnataka RERA documents and detailed product information are published.
