Mahindra Lifespace Developers has launched Mahindra Rivenza at Baner Annex in Mahalunge, Pune, with an overall gross development value of approximately ₹3,500 crore. Announced by the company on 6 October and reported by Financial Express on 7 October, the project adds a large branded residential supply pipeline to Pune’s western growth corridor.

The development spans 13.46 acres. According to Mahindra Lifespaces, Phase 1 will introduce 1,236 residences in 2, 3 and 4 BHK configurations.

The ₹3,500-crore number is the developer’s estimated gross development value, or the potential value associated with the overall project. It is not the same as investment already committed, construction cost incurred or sales booked at launch.

Scale and amenity plan

The company says Mahindra Rivenza will provide more than 2.65 lakh sq ft of amenities, including a clubhouse exceeding 44,000 sq ft, and more than nine acres of landscaped green space. The announced plan also includes walking and cycling tracks, sports facilities, a gym, children’s areas and a library.

Mahindra Lifespaces describes the project as an envisaged Net Zero Waste development and says it has an IGBC Gold pre-certification. Both expressions require context. “Envisaged” describes a design and operating objective, while pre-certification reflects an assessment at the planning stage; homebuyers should review the final certification status and the specific waste-management obligations set out in project documents as construction progresses.

Why Baner Annex matters in Pune property news

Baner Annex and Mahalunge sit within Pune’s western residential market, with access to employment clusters in Baner and Hinjawadi. That location supports demand from technology and services professionals, but commute quality can vary by route and peak-hour conditions.

The company also points to ongoing and proposed infrastructure as a long-term accessibility factor. Proposed infrastructure should not be treated as completed connectivity. Buyers evaluating the project should test actual travel times, review sanctioned access roads and distinguish operational links from projects that remain under construction or planning.

The size of the launch indicates continued developer confidence in Pune’s premium and upper-mid-income housing demand. It may also intensify competition among larger projects in the Baner–Mahalunge belt on unit planning, delivery credibility, amenities and total ownership cost.

What homebuyers should verify before booking

The first check is the project’s applicable Maharashtra Real Estate Regulatory Authority registration and the phase corresponding to the chosen tower and unit. Buyers should match the registered promoter, land details, sanctioned plans, declared completion date and carpet area with the agreement for sale.

They should also ask for a full cost sheet covering base price, parking, floor or view premiums, clubhouse charges, maintenance deposits, taxes and registration. A headline project GDV does not indicate the price of an individual apartment or its investment return.

For the sustainability claims, purchasers can seek documentation showing how waste segregation, treatment, landscaping and long-term facility management will operate after handover. Large amenity areas can strengthen community appeal, but they also create recurring maintenance obligations that should be reflected in household budgeting.

Pune launch broadens Mahindra’s city pipeline

For Mahindra Lifespaces, Rivenza expands its Pune residential portfolio with a project large enough to be delivered and sold in phases. Phasing can help match construction with demand, though buyers must assess the timeline and approvals for their specific phase rather than extrapolate from the wider 13.46-acre master plan.

For Pune’s property market, the launch reinforces the importance of the western employment corridor and the continuing shift towards amenity-rich, branded developments. The test will be how closely execution, delivery and operating performance match the launch specifications.
