Puravankara Limited has signed a joint development agreement for a 12.76-acre land parcel in Sathanur, North Bengaluru, the realty developer announced on Monday, 12 October 2026.
The proposed residential development has an estimated saleable area of approximately 1.90 million square feet and an estimated gross development value, or GDV, of ₹2,500 crore. The agreement represents a business-development addition rather than the launch of homes for sale.
Neither the reporting reviewed nor the reproduced company announcement established a launch date, apartment configuration, selling price, construction timetable or Karnataka Real Estate Regulatory Authority registration number. Prospective buyers should therefore treat the development as an identified pipeline project until project-specific approvals and disclosures become available.
What the Sathanur joint-development agreement covers
Under a joint development agreement, a landowner typically contributes development rights while a developer undertakes activities such as planning, approvals, construction and sales under commercially agreed terms. The announcement did not disclose the landowner’s identity or the economic sharing arrangement between the parties.
This means the agreement should not be described as Puravankara purchasing 12.76 acres. It also does not establish that ₹2,500 crore will be invested in construction.
GDV is a company estimate of the potential total value of saleable inventory. It is not revenue already booked, cash collected from customers or guaranteed profit. Actual results will depend on the approved development plan, launch timing, product mix, market prices and sales achieved over the project’s life.
The estimated 1.90 million square feet is similarly a proposed saleable area. Final saleable space can change as designs and statutory permissions progress.
North Bengaluru remains central to expansion
Sathanur is located in the northern part of Bengaluru, a broad residential growth corridor influenced by employment districts, airport connectivity and continuing infrastructure development. These factors have attracted multiple developers, but their presence alone does not determine the commercial performance of any individual project.
Information reproduced from Puravankara’s announcement indicates that the developer has added eight projects during FY2026-27 to date, representing approximately 12.64 million square feet of development potential and an estimated combined GDV of ₹16,600 crore.
Six of those additions are in Bengaluru, with approximately 7.02 million square feet of development potential and a combined estimated GDV of ₹8,800 crore. The figures describe additions to the company’s development pipeline; they should not be confused with completed construction or contracted sales.
The concentration also signals the importance of Bengaluru to Puravankara’s current expansion strategy. For investors, the relevant next indicators will include regulatory progress, launch sequencing and the conversion of development potential into actual bookings and collections.
What prospective homebuyers should verify
The signing of a JDA does not make apartments immediately available for purchase. Before accepting an expression of interest or paying money, buyers should look for the project’s Karnataka RERA registration and verify the developer, land details, approved plans, completion schedule and designated project bank account on the regulator’s portal.
The project name, unit mix and prices have not been established in the reviewed announcement. Buyers should be cautious of advertisements or broker messages that present preliminary concepts as approved inventory.
Connectivity claims should also be checked at the exact site level. Travel time to employment areas, schools, healthcare facilities and the airport can differ substantially across North Bengaluru, particularly during peak hours. Buyers should inspect existing access roads and distinguish operational infrastructure from proposed projects.
Implications for Bengaluru’s housing market
For the local property market, the JDA adds a potentially substantial residential development to North Bengaluru’s future supply. At the announced 1.90-million-square-foot scale, its eventual launch could influence competition among developers in the surrounding micro-market.
However, no conclusion about local prices can be drawn from the agreement alone. The impact will depend on when the development reaches the market, its approved density, unit sizes and positioning, as well as competing supply at that time.
For Puravankara, a JDA can expand its pipeline without requiring an outright land acquisition. The trade-off is that development economics depend on the contractual share payable to the landowner and on successful execution across approvals, construction and sales. Those commercial terms were not disclosed.
Milestones to watch next
The clearest evidence of progress will be statutory approvals, Karnataka RERA registration and a formal project launch containing approved plans, unit details and delivery commitments.
Subsequent company disclosures may also show whether the project begins contributing to presales and customer collections. Until then, the verified development is the signing of the JDA and the company’s estimates for area and GDV—not the approval, launch or sale of a completed housing project.
