Siddharth Nawal, a managing director in Blackstone’s India real-estate business, is reportedly set to become chief executive officer of Nexus Select Trust. The Economic Times reported the expected transition on 8 October 2026, citing people aware of the development.

The report said the appointment was expected to be formalised after internal processes and approvals. Blackstone declined to comment, while Nexus Select Trust did not respond to the publication’s query. BrickBharat did not find a corresponding formal appointment announcement on the trust’s official website during preparation. The development should therefore be described as reported or expected—not as a completed CEO appointment.

What the reported Nexus CEO transition involves

Nawal has been associated with Blackstone’s retail real-estate business in India for about a decade. He joined the board of Nexus Select Mall Management, the manager to the trust, as a director in November 2025, according to ET Realty.

Dalip Sehgal, who has led the platform since February 2018 and through its May 2023 public listing, is expected to remain as co-CEO and work with Nawal through the end of 2026, the report said. That transition arrangement also remains report-based until the trust makes a formal disclosure.

For a listed REIT, a chief-executive change can be relevant to unitholders because management oversees operations, acquisitions, financing and capital allocation. It does not by itself change ownership of the underlying assets, lease contracts or distributions.

Official portfolio data differs from the report’s expanded count

Nexus Select Trust’s official website, using data as of 30 June 2026, describes 19 Grade-A urban consumption centres across 15 cities with 10.7 million sq ft of gross leasable retail area. It also lists three hotel assets with 450 keys and three office assets with approximately 1.3 million sq ft of gross leasable area.

ET’s later report describes 22 retail assets across 17 cities and about 12 million sq ft of leasable area after additions in Kolkata and Guwahati. The difference appears to reflect portfolio changes after the official June snapshot, but BrickBharat has not reconstructed every closing and effective date. The two sets of figures should therefore be presented with their respective dates and sources rather than treated as a contradiction or combined.

Expansion plan is a target, not completed growth

According to the ET report, Nexus plans to increase its shopping-centre portfolio from 19 to between 30 and 35 malls by 2030. It is targeting eight to ten retail-asset acquisitions and additional development partnerships.

That is a management growth plan, not a confirmed acquisition schedule. Individual transactions remain subject to due diligence, valuation, financing, approvals and closing conditions. A target number of malls also does not reveal the future rental income, occupancy or distribution per unit.

For REIT investors, the useful indicators will include acquisition yields, funding mix, loan-to-value ratio, occupancy, tenant sales, net operating income and distribution performance. Leadership can influence those decisions, but a personnel report alone cannot establish future returns.

What the change could mean for Indian retail real estate

Nawal’s reported background in aggregating retail properties under the Nexus platform aligns with the trust’s acquisition-led expansion strategy. That connection may be strategically relevant, but it is an inference from his reported experience and the trust’s stated plans—not evidence that any particular deal will proceed.

The trust is India’s first publicly listed retail REIT. Its malls provide investors exposure to rental and operating income from urban consumption centres rather than direct ownership of an individual shop. Retail REIT performance can be affected by tenant sales, occupancy, leasing spreads, financing costs and acquisition discipline.

The next decisive update will be an official announcement confirming the appointment, effective date, transition structure and any board changes. Until then, readers and unitholders should distinguish the reported plan from a completed corporate action.
