Signature Global reported provisional pre-sales of ₹1,830 crore for the July–September quarter of FY27, representing a 9% decline from ₹2,020 crore in the corresponding quarter of the previous financial year.
The Gurugram-focused developer disclosed the operational figures through a stock-exchange filing on 10 October. ET Realty published its report on 11 October at 9:57 AM IST, while NDTV Profit carried a PTI report on 10 October at 9:10 PM IST. The filing date, reporting dates and quarter-end date are separate and should not be treated as the same event.
Sales recovered from Q1 but remained lower year-on-year
Signature Global sold 454 units during Q2 FY27, compared with 560 units a year earlier—a 19% annual decline. The result was nevertheless more than double the 226 units sold during the immediately preceding quarter.
Area sold fell 34% year-on-year to 0.88 million sq ft from 1.34 million sq ft. Sequentially, however, the area sold increased by approximately 22%.
These figures show two different comparisons. The year-on-year numbers indicate that quarterly booking activity remained below the previous year, while the sequential numbers point to a recovery from Q1 FY27. Neither comparison alone establishes a sustained change in demand.
The company reported an average sales realisation of ₹17,122 per sq ft for Q2 FY27, approximately 12.3% higher than the ₹15,250-per-sq-ft figure cited for FY26. A higher realisation can reflect changes in pricing, location and the mix of units sold; it should not automatically be interpreted as an equivalent increase in the market value of every Signature Global property.
Collections rose during the September quarter
Collections increased 9% year-on-year to ₹1,010 crore from ₹930 crore. They were also 51% higher than the ₹670 crore collected in Q1 FY27.
Collections and pre-sales measure different parts of the development cycle. Pre-sales represent new customer bookings, subject to the company’s reporting policies, while collections represent money received against current and earlier sales. Stronger collections can therefore coexist with lower new bookings.
For the first half of FY27, pre-sales declined 18% to ₹3,800 crore from ₹4,660 crore in H1 FY26. The company sold 680 units during the six-month period, compared with 1,338 units a year earlier, and the area sold fell 46% to 1.60 million sq ft.
H1 collections declined 10% to ₹1,680 crore from ₹1,860 crore. The stronger Q2 collection figure therefore improved the sequential picture without fully offsetting the first-quarter performance.
Farrukhnagar land addition expands the Gurugram pipeline
During the quarter, Signature Global added 194.22 acres in Farrukhnagar, Gurugram, through acquisitions and collaboration arrangements. The parcels carry an estimated development potential of approximately 6.77 million sq ft.
Development potential is not the same as approved construction, launched inventory or completed housing. Actual development will depend on project planning, regulatory permissions, market conditions and the timing selected by the company.
The company described its entry into Gurugram West as involving an ultra-luxury farmhouse-villa destination. For buyers and local-market observers, the important next disclosures will include the project configuration, applicable approvals, Haryana RERA registration where required, launch schedule and payment terms.
Debt increased while liquidity remained substantial
Net debt stood at ₹450 crore at the end of H1 FY27, up from ₹200 crore at the end of FY26. Cash and bank balances, including fixed deposits, were reported at ₹2,420 crore.
The company has set a FY27 pre-sales target of ₹10,000 crore after recording ₹8,250 crore in the previous financial year. With ₹3,800 crore reported in the first half, the annual target remains management’s objective rather than a completed or assured result.
What the update means for homebuyers and investors
For homebuyers, the operational update does not change the promised possession schedule or legal status of an individual project. Those questions should be checked against the relevant sale agreement, construction disclosures and RERA records.
For investors, the combination of lower first-half pre-sales, improved quarterly collections, higher reported realisation and a larger land pipeline presents a mixed picture. The forthcoming financial results will be needed to assess revenue recognition, profitability, cash flows and financing costs; provisional operational data cannot answer those questions on its own.
