Kolkata-based Sugam plans to launch three primarily residential developments in FY27, aggregating about 5.5 million sq ft and involving construction cost of more than ₹2,800 crore, according to an ET Realty interview published on 26 October.
Managing director Suhel Saraf presented the figures during CREDAI NATCON 2026 in Kolkata. They describe management plans and estimates, not completed construction or regulatory approval for all three projects. Project-level launch dates, registrations and sales documents will be needed to assess each development separately.
One riverfront villa project and two apartment developments
Sugam said one of the planned projects would be an ultra-luxury riverfront villa development with a five-star hotel component. The other two would comprise residential apartments. The developer operates across reported price points ranging from about ₹5,000 to ₹30,000 per sq ft, although the villa project’s positioning and pricing were said to remain under consideration.
The company placed the land-acquisition component at approximately ₹350 crore. It also said land and development cost across its ongoing and upcoming projects would exceed ₹3,500 crore. Those figures cover different scopes and should not be substituted for the article’s ₹2,800 crore construction-cost estimate for the three planned launches.
Sugam uses a hybrid land model in which it may buy part of a site outright and develop the remainder through a joint venture with the landowner. Such arrangements can reduce initial capital requirements, but the commercial terms, ownership structure and revenue sharing vary by project.
Existing Kolkata portfolio remains under construction
The developer reported 10 projects under construction in Kolkata, spanning approximately 5.5 million sq ft with estimated sales value of ₹3,279 crore. It placed the value of construction currently underway at about ₹1,200 crore.
Sugam expects to complete three projects comprising roughly 400–450 units during FY27. A completion target is not the same as possession delivered to every buyer; the relevant completion certificates, handover communications and project registrations should be checked for individual developments.
Across ongoing and upcoming projects, the company cited estimated construction cost of about ₹4,000 crore and projected sales value of approximately ₹8,779 crore. Projected sales value is a management estimate based on future inventory and pricing. It is not recognised revenue, assured collections or profit.
Sales target doubles, while capital raise remains exploratory
Sugam is targeting FY27 sales value of ₹750–800 crore, compared with about ₹375 crore in FY26, while seeking to maintain a profit margin near 20%. Both the sales figure and the margin are targets rather than completed results.
The developer said current funding has largely come through internal accruals and project-level equity partners. It is exploring private-equity capital and has held discussions with investors, with a possible initial institutional raise of around ₹100 crore. No completed financing was announced in the interview, so the proposal should not be described as money already raised or committed.
Construction costs have reportedly increased 17–18% over nine months and about 40% over two-and-a-half to three years. Sugam attributed recent pressure to labour disruptions and geopolitical factors. Rising cost estimates can affect pricing, margins and project sequencing, although the impact will depend on procurement, contracts and the pace of execution.
What the plans mean for Kolkata homebuyers
The pipeline indicates that Sugam intends to concentrate on larger Kolkata developments before accelerating expansion into other cities. For homebuyers, more launches could broaden choice across apartments and luxury housing, but the 5.5 million sq ft headline does not reveal unit count, exact locations, final prices or delivery schedules.
Prospective buyers should verify West Bengal RERA registration, sanctioned plans, land title, construction milestones, payment schedules and the status of any hotel-linked amenities. A five-star hotel component in a broader scheme should not be treated as a guarantee of residential services unless those obligations appear in the buyer’s documents.
For the Kolkata property market, the announcement is evidence of a sizable proposed pipeline from one local developer. The next meaningful milestones will be project registrations, formal launches, disclosed financing and actual sales—not the plan alone.
