Sunteck Realty’s pre-sales increased 19% year on year to ₹1,611 crore in the first half of FY27, according to results reported late on 26 October. The Mumbai-based developer also reported H1 revenue of ₹512 crore, up 16%, and net profit of ₹99 crore, up 20% from the corresponding period.
The Economic Times published the detailed update at 11:58 PM IST on 26 October. Sunteck’s investor-relations page lists Q2 and H1 FY27 materials and an analyst call scheduled for 27 October. The financial period ended on 30 September, so the reporting date should not be confused with the period in which the sales and earnings were generated.
September-quarter pre-sales reached ₹824 crore
For Q2 FY27, pre-sales rose 17% year on year to ₹824 crore from ₹702 crore. Customer collections increased 12% to ₹371 crore during the quarter and 14% to ₹780 crore for the first half.
Pre-sales, collections and recognised revenue describe different stages of a real-estate business. Pre-sales represent bookings under the developer’s reporting policy; collections are cash received from buyers; accounting revenue depends on applicable recognition rules. The three figures should therefore not be added together or treated as interchangeable measures of completed property sales.
Quarterly revenue rose 27% to ₹321 crore from ₹252 crore, while net profit increased 17% to ₹57 crore from ₹49 crore. EBITDA rose 13% to ₹89 crore. The Q2 EBITDA margin was 28%, compared with 31% a year earlier, even as the first-half operating margin improved to 30% from 29%.
Cash flow supported business-development spending
Sunteck reported a first-half net operating cash-flow surplus of ₹347 crore, 27% higher year on year. The company invested ₹391 crore in business development during the same period and said nearly 90% of that spending was funded through operating cash flows. Its reported net debt-to-equity ratio stood at 0.09 times.
These metrics provide evidence about the company’s first-half funding position, but they do not remove execution risk. Land payments, construction spending and project approvals occur over different periods, while customer collections depend on construction-linked schedules and sales progress.
Borivali acquisition expands the Mumbai land holding
During the quarter, Sunteck acquired a land parcel in Borivali West through an outright purchase. The addition took its assembled holding in the location to approximately 11.5 acres. The disclosure establishes the land transaction and aggregate holding; it does not by itself confirm the size, configuration, approvals or launch date of a future project.
The company reported total gross development value, or GDV, of about ₹46,900 crore. This included launched GDV of ₹7,700 crore and to-be-launched GDV of ₹13,900 crore. GDV is an estimate of potential sales value over a project’s life, not booked revenue, committed investment or guaranteed profit.
Sunteck’s FY27 launch pipeline outside Dubai was reported at approximately ₹7,000 crore. Planned second-half launches include Sunteck Belvedere Park in Mira Road and an Andheri project along the Western Express Highway. Buyers should wait for project-specific RERA registration, pricing, unit plans and possession disclosures before treating pipeline references as sale-ready inventory.
What the update means for homebuyers and investors
For Mumbai and MMR homebuyers, the results indicate that bookings across Sunteck’s portfolio grew during the first half, but company-wide figures do not establish demand or pricing in every micro-market. Buyers comparing Mira Road, Andheri or Borivali projects should examine registered transaction values, construction progress and competing supply locally.
For investors, higher pre-sales, collections and operating cash flow sit alongside continued land and launch spending. The next useful evidence will include the analyst-call commentary, project launch execution, subsequent collections and complete regulatory filings. The financial results describe past performance; the ₹7,000 crore pipeline and remaining GDV are forward-looking estimates.
