The deal

Singer, composer and songwriter Vishal Mishra has bought four residential apartments in Mumbai's Andheri West for a combined ₹22.25 crore, according to property registration documents accessed by real-estate data platform CRE Matrix and reported by Hindustan Times and Business Standard.

The flats are in Oberoi Sky Heights Co-operative Housing Society in the Lokhandwala Complex area of Oshiwara. The documents show the transactions were registered on 26 October 2026. The apartments sit across two floors and, according to the documents, were bought from multiple individual sellers.

The purchase also includes three stilt parking spaces and two terraces. Mishra paid stamp duty of about ₹1.33 crore on the transactions.

The numbers

Together, the four apartments have a built-up area of 4,058.21 sq ft and a super built-up area of 5,071 sq ft. Built-up area includes the internal carpet area plus walls, while super built-up area also adds a share of common spaces such as lobbies and staircases.

The largest component is a duplex formed by combining two apartments on two floors. It has a built-up area of 1,640.63 sq ft and a super built-up area of 2,050 sq ft, and was bought for about ₹9.30 crore. A 565 sq ft terrace is attached to this unit.

The remaining three transactions were for individual apartments. One, with a built-up area of 880.27 sq ft (1,100 sq ft super built-up), cost about ₹4.27 crore. Another, with a built-up area of 971 sq ft, was bought for about ₹4.02 crore. The fourth, measuring 760.25 sq ft built-up (950 sq ft super built-up), cost about ₹4.67 crore. A second terrace of 380 sq ft is attached to one of these units.

On the combined built-up area, the overall consideration works out to roughly ₹54,800 per sq ft, before accounting for the terraces and parking. The stamp duty paid is equivalent to about 6% of the total value.

Mishra and the sellers could not be reached for comment, according to the reports.

Who is the buyer

Mishra is a playback singer and music composer who became widely known for the song 'Kaise Hua' from the film Kabir Singh. His other popular tracks include 'Pehle Bhi Main' from Animal and 'Khoobsurat' from Stree 2.

Context: music industry buyers in Mumbai

The purchase adds to a series of registered property deals by people from the music industry in Mumbai this year. In August 2026, singer Shaan and his wife Radhika Mukherji bought three flats in Bandra West from NVK Realty LLP for a total of ₹47.64 crore, according to CRE Matrix data cited by Hindustan Times. In April 2026, Shreya Ghoshal and her parents bought an apartment in Godrej Trilogy, Worli, for ₹29.70 crore, as per registration records reviewed by Square Yards. In October, composer Salim Merchant and four others bought a commercial property in Santacruz West for ₹12.85 crore.

Andheri West, which includes Lokhandwala, Versova and Oshiwara, has long been a preferred address for people working in film, television and music, partly because many production houses and studios are located in the western suburbs. The area is served by the Western Express Highway, the suburban railway and Metro Line 1.

What it means for the market

Buying several adjoining flats in an established housing society and combining them is a common route for buyers in Mumbai's western suburbs who want larger homes in mature neighbourhoods, where new large-format supply is limited. Deals of this kind in resale co-operative societies are registered with the state's Inspector General of Registration, which makes the values and areas publicly traceable through data platforms.

For buyers tracking the Lokhandwala–Oshiwara pocket, the registered values offer a reference point for resale pricing in older premium towers, though prices in individual transactions vary with floor, view, size and attached open spaces such as terraces.
