Nearly 88.1% of residential properties advertised for sale in an India-wide listing analysis were classified as ready to move in, according to research by eXp India reported by Business Standard on 23 October. The study examined 7,52,978 advertisements collected from 99acres on 10 October 2026; 6,63,456 were placed in the ready-to-move category.
The finding offers a useful snapshot for buyers searching online for completed homes. It should not, however, be described as proof that 88% of all Indian homes are ready for occupation. The dataset covers advertisements on one property portal, and listings are not the same as unique housing units, registered transactions or the country’s complete residential inventory.
Delhi leads the sampled cities
Delhi recorded the highest ready-to-move share among the 15 cities analysed: 69,810 of 72,768 advertised properties, or 95.9%. Kanpur followed at 94.5%, while Jaipur stood at 92.9%. Kolkata was also above 90%, with 29,174 ready-to-move advertisements among 32,141 listings.
Pune’s share was 89.3%, slightly above the national figure in the analysis. Mumbai had the largest number of total advertisements among the cities examined—86,793—with 74,816, or 86.2%, classified as ready to move in.
Bengaluru recorded 45,746 ready-to-move advertisements from 54,276 listings, equivalent to 84.3%. Hyderabad’s share was 84.6%, while Chennai’s was 82.8%. Nagpur had the lowest proportion in the study at 79.4%, which still meant more than three-quarters of its sampled advertisements were in the completed category.
These city comparisons describe the composition of the captured listings. They do not establish which city completed the most homes, sold the greatest number of properties or has the lowest unsold inventory.
What ready-to-move can offer buyers
A completed property can let a prospective buyer inspect the actual unit, building, common areas and surrounding neighbourhood before committing. It may also reduce uncertainty about construction progress compared with a home scheduled for future delivery.
But “ready to move” on an advertisement should be a starting point for verification, not the end of due diligence. A listing may not establish that possession is immediately available or that every statutory requirement has been completed. Buyers should confirm the occupancy or completion certificate applicable to the project, title and encumbrance records, outstanding society or maintenance dues, utilities and the seller’s authority to transfer the unit.
For a resale property, a physical inspection can reveal condition and fit-out issues that photographs may not show. For a developer-held completed home, buyers should still check the relevant RERA registration and disclosed project status where applicable.
Why listing volume is not transaction volume
Online advertisement counts can include multiple brokers marketing the same property, refreshed advertisements or units that later become unavailable. The published analysis does not provide a deduplicated registered-sales series. Consequently, the 7.53 lakh figure should not be treated as the number of homes sold or necessarily the number of unique homes available.
The proportions also cannot by themselves reveal whether completed stock is selling quickly. A high ready-to-move share may reflect buyer choice, resale depth or completed inventory remaining on the market. Time-on-market, price changes and verified transaction data would be needed to evaluate liquidity.
What the snapshot means for the property market
The analysis indicates that buyers using the sampled portal had substantial exposure to completed-property advertisements across all 15 cities. That is particularly relevant for purchasers who prioritise near-term occupation or want to assess a finished home before paying.
It does not prove that ready-to-move homes are cheaper, safer investments or automatically free of legal and possession risks. Price, location, building condition and documentation remain property-specific. The most defensible takeaway is narrower: within the 99acres sale listings collected on 10 October, ready-to-move advertisements formed a large majority, including in every city reported.
