The developer reported stronger residential pre-sales and business-development additions in H1 FY27, while second-quarter profit and industrial-cluster revenue declined year on year.

Mahindra Lifespace Developers reported residential pre-sales of ₹1,988 crore in the first half of FY27, up 66% from ₹1,200 crore a year earlier, according to results released on 22 October. The company’s Q2 residential pre-sales were ₹1,063 crore, 41% higher year on year.

The sales momentum accompanied a weaker quarterly profit figure. Consolidated profit after tax, after non-controlling interest, fell to ₹16 crore in Q2 FY27 from ₹48 crore in Q2 FY26. The contrast is important: pre-sales reflect property booked by customers, whereas accounting profit reflects revenue and costs recognised under the company’s reporting method.

H1 sales and collections move higher

Consolidated sales across the residential and integrated cities and industrial clusters businesses reached ₹2,101 crore in H1 FY27, a 48% year-on-year increase. Residential collections rose to ₹1,152 crore from ₹1,086 crore.

The company reported H1 residential pre-sales across 1.29 million sq ft of saleable area, corresponding to 0.85 million sq ft of RERA carpet area. It expressly notes that saleable-area information is presented for continuity in investor reporting and should not be treated as relevant customer area. Buyers comparing individual homes should therefore use the RERA carpet area disclosed for the unit and project.

Mahindra Lifespaces reported a cash-surplus position, with net debt-to-equity at minus 0.28 as of 30 September 2026. H1 consolidated profit after tax, after non-controlling interest, was ₹102 crore compared with ₹99 crore in the year-earlier period.

GDV additions are potential, not booked revenue

Gross development value additions reached ₹7,100 crore in H1 FY27, compared with ₹5,200 crore in H1 FY26. Of this, ₹1,500 crore was added during the second quarter.

GDV is an estimate of potential sales value associated with development opportunities. It is not revenue already recognised, cash already collected or a guaranteed outcome. Actual value will depend on approvals, launch timing, construction, pricing and sales execution.

The company said launches during the first half included Rainforest, BeaconHill and Citadel Phase 3. These contributed to the sales period, but a company-level pre-sales figure does not establish the construction or possession status of any particular tower or unit.

Industrial-cluster revenue declines

The integrated cities and industrial clusters business reported H1 revenue of ₹113 crore, down from ₹219 crore a year earlier. In Q2, revenue in the segment was ₹63 crore, compared with ₹99 crore in Q2 FY26. The company disclosed 38.9 acres leased during the half year, of which 36.9 acres were leased in the second quarter.

Mahindra Lifespaces said the segment has a pipeline expected to close in the second half. That statement is a management expectation, not confirmation of completed future leases. Any subsequent transaction should be assessed when binding terms and closing are disclosed.

What homebuyers and investors should take from the results

For homebuyers, strong company-wide pre-sales can show market response to the developer’s portfolio, but it does not replace project-specific checks. Buyers should verify RERA records, sanctioned plans, construction progress, payment schedules and delivery commitments for the home they are considering.

For investors, the results show simultaneous growth and variability: H1 pre-sales and GDV additions increased, while Q2 profit and industrial-cluster revenue fell. Collections, cash position and future launch execution will help indicate how sales activity converts into cash and reported earnings over time.

The clearest conclusion is therefore not that every operating measure moved in the same direction. Mahindra Lifespaces expanded its sales pipeline and reported a cash surplus, but the latest quarter also produced lower profit and weaker IC&IC revenue. Those measures should remain distinct in any assessment of the developer’s FY27 performance.
