Mouni Roy's new flat in Mumbai

Actor Mouni Roy's new flat in Mumbai is a luxury apartment in Santacruz West, one of the city's established western-suburb neighbourhoods, bought for ₹13.12 crore, according to property registration documents reviewed by the Free Press Journal through real-estate data firm Liases Foras.

The apartment is on the fifth floor of Raheja Park West, a residential project in Santacruz West. The seller is Gokul Developers, the documents show. The transaction was registered on 2 November 2026 at a sub-registrar office in Bandra.

The deal in numbers

The apartment has a RERA carpet area of 1,732 sq ft. Carpet area is the usable floor space inside the walls of a flat, the measure that the Real Estate (Regulation and Development) Act requires developers to use when selling homes. At ₹13.12 crore, the purchase works out to roughly ₹75,750 per sq ft of carpet area.

The deal includes three car parking spaces, a 1.53% undivided share in the land on which the building stands, and rights to the project's common areas and amenities, according to the report.

Stamp duty of ₹65,63,400, or about ₹65.63 lakh, was paid on the transaction. The report said the buyer availed of a one percentage-point stamp-duty concession available to women homebuyers under a Maharashtra government order dated 31 March 2021. Registration charges were not specified in the report.

Why Santacruz West draws film buyers

Santacruz West lies between Bandra and Juhu, two of the city's most sought-after residential areas, and has quick road access to both as well as to the domestic airport and the Bandra-Kurla Complex business district. The micro-market has seen steady demand from film personalities and high-net-worth individuals, the Free Press Journal noted.

Raheja Park West offers three- and four-bedroom homes, according to a listing on property portal PropertyPistol, which shows prices starting at ₹9.23 crore, a minimum rate of about ₹75,160 per sq ft and possession scheduled for December 2026. The project is registered with MahaRERA under number P51800034035. The registered price in Mouni Roy's deal is broadly in line with that listed rate.

The purchase adds to a run of celebrity property deals in Mumbai's western suburbs reported from registration data in recent weeks. Most such deals are disclosed through documents filed with the state's Department of Registration and Stamps rather than by the buyers themselves. Mouni Roy has not publicly commented on the purchase.

What it means for buyers

For homebuyers tracking Santacruz West property rates, the deal offers a registered data point for a new-construction apartment in a premium project. Brokers and data firms often use such filings to benchmark prices in a micro-market, because registered values reflect actual transaction prices rather than asking prices on listing portals.

The stamp-duty saving available to women buyers in Maharashtra also remains a meaningful factor at this ticket size. On a ₹13 crore home, a one percentage-point concession amounts to roughly ₹13 lakh, which is one reason many families in the state register homes in the name of a woman member.

Buyers should note that per-sq-ft figures based on RERA carpet area are typically higher than rates quoted on a built-up or super built-up basis, so comparisons across projects should use the same measure.
