Pioneer Urban Alura Gurugram: the launch

Gurugram developer Pioneer Urban Land & Infrastructure Ltd has unveiled Alura, an ultra-luxury serviced residences project in Sector 62 on Golf Course Extension Road, with a total investment of more than ₹3,500 crore, the company announced on 4 November 2026.

The project, located within the developer's Pioneer District, will have about 250 residences across two towers on 6.99 acres of licensed land. Homes will range from 7,000 sq ft to 15,000 sq ft and will include signature residences, duplexes and penthouses. Pioneer Urban expects sales realisation of more than ₹9,000 crore from the project.

Size, design and timeline

The East Tower is planned to rise about 200 metres. The project has been designed by US architecture firm Skidmore, Owings & Merrill (SOM) with a team of more than 40 specialist consultants, the company said. Residents will get hotel-style services including concierge, housekeeping and valet; the company did not name a hospitality operator.

Diaphragm-wall construction, which involves building underground retaining walls before deep excavation, has been completed and excavation is under way, according to the developer. A Grade A contractor is working as pre-construction partner, and talks with contractors for the main construction are at an advanced stage. Pioneer Urban is targeting completion in the second quarter of 2031.

The developer said the project has IGBC Platinum pre-certification for green building, is pursuing WELL certification for health-focused design, and has structural design certified to Seismic Zone V standards, the highest earthquake-risk category in India's building code.

A project page on the Haryana Real Estate Regulatory Authority (HRERA) Gurugram portal lists Alura with 245 apartments in two towers on 6.99 acres in Village Ghata, Sector 62, with an estimated project cost of about ₹3,059.5 crore and an estimated completion date of 1 January 2034. The page shows a temporary project ID. Buyers should verify the final RERA registration number and the committed completion date before booking.

Manish Periwal, chairman and managing director of Pioneer Urban, said the company "has been part of Gurugram's rise for four decades".

Gurugram's luxury housing pipeline

Golf Course Extension Road and the neighbouring Golf Course Road are among the most closely watched addresses in Gurugram's high-end housing market. Alura sits within Pioneer District, the developer's larger licensed area in Sector 62; the HRERA page shows a total licensed area of about 24.48 acres, of which Alura uses 6.99 acres.

With homes of 7,000 sq ft and above, Alura is pitched at the very top of the market. Dividing the expected sales of ₹9,000 crore across about 250 homes gives an average ticket of roughly ₹36 crore per residence, though the company has not announced prices and actual values will vary by size and floor.

The difference between the company's figure of about 250 homes and the 245 apartments listed on the HRERA page, and between its investment figure of over ₹3,500 crore and the estimated project cost of about ₹3,059.5 crore on the portal, was not explained in the company's announcement.

What it means for buyers

For buyers at the top end, the project adds a new option in a micro-market where large-format homes remain scarce. However, with completion targeted for 2031, this is a long-gestation under-construction purchase, and payment plans, escrow arrangements and RERA timelines will matter. Where a developer's marketing timeline differs from the date filed with the regulator, buyers should treat the RERA-registered date as the one that carries legal weight for delay compensation.
