Prestige Estates Projects reported residential pre-sales of ₹7,225 crore for the July–September quarter of FY27, an increase of 20% from the corresponding quarter of the previous financial year.
The company’s operational update, reported on 13 October, showed that it sold 3,910 homes covering 5.84 million sq ft during the quarter. The update concerns bookings and operating activity; it is not the company’s complete quarterly financial result and does not establish revenue or profit for the period.
For the first half of FY27, Prestige recorded pre-sales of ₹13,804.3 crore across 11.88 million sq ft and 7,247 units. Bengaluru generated 41% of this sales value, followed by Hyderabad at 32%, Mumbai at 12%, Chennai at 8% and other markets at 7%. Business Standard
Q2 collections reached ₹5,294.1 crore
Collections stood at ₹5,294.1 crore during Q2, taking first-half collections to ₹10,096.3 crore. Collections represent money received against current and earlier bookings, while pre-sales record newly booked property under the company’s reporting policy. The two measures therefore should not be treated as interchangeable.
Prestige’s average residential realisation was ₹12,375 per sq ft during Q2 and ₹11,618 per sq ft for the first half. A change in average realisation can result from pricing as well as the mix of cities, projects, unit sizes and products sold. It does not prove that every Prestige property appreciated by the same rate.
The operational update also recorded 5.07 million sq ft of completions across business segments during Q2, taking total first-half completions to 9.44 million sq ft. Completion is distinct from customer handover, occupancy certification and revenue recognition, which can follow separate project and accounting processes. Hindustan Times
Three residential launches carried estimated GDV of ₹4,020 crore
During Q2, Prestige launched three residential projects—Prestige Palm Court in Chennai, Garden Breeze at The Prestige City in Bengaluru and Prestige Parklane in Bengaluru. Together, they cover 5.91 million sq ft and carry an approximate gross development value of ₹4,020 crore.
GDV is an estimate of potential sales value over a project’s development and selling period. It is not committed construction spending, current-quarter revenue, cash collected or guaranteed profit.
Across residential, commercial, retail and hospitality businesses, Prestige launched or commenced construction on nine projects covering 10.09 million sq ft during Q2. Its total launches and construction starts for the first half reached 30.25 million sq ft. The wider figure includes different asset classes and should not be described as 30.25 million sq ft of homes launched for sale.
₹40,000 crore pipeline is planned for the next two quarters
Chairman and managing director Irfan Razack said Prestige has a launch pipeline exceeding ₹40,000 crore across Bengaluru, Mumbai, Delhi-NCR, Chennai and Hyderabad over the next two quarters. This is management’s planned pipeline. Actual launches depend on approvals, project readiness and market conditions, while subsequent sales depend on customer demand.
For homebuyers, the headline pipeline does not confirm the launch date, approved plan, price or delivery schedule of an individual project. Those details should be checked through the applicable state RERA registration and project documents once a development is formally offered for sale.
For investors, the reported 20% booking growth and strong collections provide evidence of operating momentum, but financial statements are still needed to assess revenue recognition, margins, borrowing, cash flow and project-level profitability.
Commercial, retail and hospitality operations also expanded
Prestige reported 1.7 million sq ft of gross office leasing during H1 FY27. Its retail portfolio generated ₹721 crore in gross turnover during Q2, up 10% year-on-year, with reported occupancy of 99% and footfall of 5.2 million.
The company’s hospitality portfolio recorded 70% occupancy and an average room rate of ₹15,143 during the half year. Prestige also announced a ₹3,000 crore investment by CPP Investments for an approximately 27% interest in Prestige Hospitality Ventures. These operating and investment measures relate to different business lines and should not be added to residential pre-sales.
BrickBharat’s assessment is that the next meaningful test will be conversion of the planned launches into registered projects, bookings and collections without weakening execution across the existing portfolio.
