Collections and sales area also increased, while new development opportunities carried estimated GDV of ₹8,900 crore—potential value that is separate from completed sales or investment.

Puravankara Limited reported pre-sales of ₹2,136 crore for Q2 FY27, an increase of 62% from ₹1,322 crore in the corresponding quarter a year earlier. The Bengaluru-headquartered developer also recorded sequential growth from ₹1,439 crore in Q1 FY27.

Customer collections rose 24% year-on-year to ₹1,301 crore from ₹1,047 crore and increased from ₹1,199 crore in the preceding quarter. The sales area reached 1.83 million sq ft, up 22% from 1.50 million sq ft a year earlier and higher than 1.36 million sq ft in Q1.

Average sales realisation increased 32% year-on-year to ₹11,651 per sq ft, compared with ₹8,814 per sq ft in Q2 FY26. It was also above the ₹10,589-per-sq-ft average reported for Q1 FY27. These figures come from the company’s operational update filed on 13 October. ET Realty

Higher realisation contributed to booking-value growth

Pre-sales increased faster than the area sold: 62% growth in booking value versus 22% growth in sales area. The difference is consistent with the 32% increase in average realisation, although averages can also change with the mix of locations, brands, unit sizes and projects sold.

For buyers, a company-wide average does not establish the market value of a particular apartment. Project-level prices should be compared on the same area basis, with floor, parking, taxes and other charges included where relevant.

For H1 FY27, Puravankara’s pre-sales reached ₹3,575 crore and collections totalled ₹2,500 crore. Pre-sales record newly booked inventory, while collections include receipts against current and earlier bookings. Neither measure is identical to accounting revenue.

Puravankara handed over 977 homes during Q2

The company reported handing over 977 homes covering 0.97 million sq ft during Q2. First-half handovers reached 1,722 homes across 1.92 million sq ft.

Handovers provide an execution indicator that is separate from bookings. Buyers should still verify the possession documentation, completion or occupancy certification applicable to their individual project and the conditions in their sale agreement.

Puravankara also completed 0.41 million sq ft at One Park Avenue in Mumbai during the quarter, taking H1 project completions to 2.13 million sq ft. The operational update does not mean every unit in completed area was handed over in the same period.

Q2 additions carried estimated GDV of ₹8,900 crore

Puravankara added development opportunities covering 6.51 million sq ft during Q2, with combined estimated GDV of ₹8,900 crore. The additions include a South-East Bengaluru joint-development project, redevelopment rights for three housing societies in Goregaon West, Mumbai, and a 13.44-acre land parcel in Greater Noida.

The Bengaluru opportunity covers 7.83 acres, with 0.89 million sq ft of potential development and estimated GDV above ₹1,100 crore. The Goregaon West redevelopment covers 4.68 acres and offers about 1.05 million sq ft of potential development with estimated GDV of ₹2,600 crore. The Greater Noida land parcel carries potential development of 4.57 million sq ft and estimated GDV of ₹5,200 crore. Free Press Journal

These amounts are potential gross sales values based on present assumptions. They are not committed construction expenditure, approved inventory, current revenue or guaranteed proceeds. Projects must progress through planning, regulatory approvals, launches, construction and sales.

Across H1 FY27, Puravankara added 10.74 million sq ft of development potential with estimated GDV of ₹14,100 crore in Bengaluru, Mumbai and Greater Noida.

Three projects launched during the quarter

Puravankara launched Westend and Equinox 6 in Bengaluru and Miami in Mumbai during Q2. Their combined developable area was reported at one million sq ft. Including a Pune phase launched in Q1, first-half launches totalled 1.13 million sq ft.

The company also completed the previously announced sale of the Purva Zentech commercial asset on 30 September 2026. The transaction valued the asset at an enterprise value of ₹625.94 crore and was executed through transfer of Puravankara’s entire shareholding in Purva Ruby Properties to an entity backed by ICICI Prudential AMC. Enterprise value is not necessarily the cash retained after debt, transaction adjustments and taxes.

BrickBharat’s assessment is that Puravankara’s Q2 update shows stronger bookings, collections and execution, alongside a wider geographic pipeline. The next evidence to monitor is regulatory approval and launch of the new opportunities, conversion into customer bookings, and the complete quarterly financial results.
