How is home loan EMI calculated?

EMI means equated monthly instalment. For a standard reducing-balance loan with a constant interest rate, each payment covers interest on the outstanding balance and a portion of principal.

EMI = P × r × (1 + r)ⁿ ÷ [(1 + r)ⁿ − 1]

P is the loan amount, r is the annual percentage rate divided by 1,200, and n is the number of monthly payments. At a zero interest rate, EMI is simply P ÷ n.

₹50 lakh home loan EMI for 20 years

At an illustrative annual rate of 8.5%, a ₹50,00,000 loan over 20 years has an estimated monthly EMI of ₹43,391. With the rate unchanged for the full term, total interest is approximately ₹54,13,879 and total repayment is approximately ₹1,04,13,879. Fees and insurance are excluded.

20-year vs 30-year home loan

For the same amount and rate, extending the tenure generally reduces EMI but increases lifetime interest. Use the comparison above to see both numbers before choosing a monthly payment that suits your budget.

What happens when interest rates change?

A floating-rate loan can change during repayment. Depending on your loan agreement and lender’s process, a change may affect the EMI, the remaining tenure or both. This calculator assumes one constant rate; it does not forecast future rates.

Can prepayment reduce interest?

Paying down principal earlier can reduce later interest. Our prepayment estimate applies the extra amount after the selected instalment and keeps the EMI unchanged. Any amount above the remaining balance is capped to that balance. It excludes prepayment charges and changes to the contracted rate.

Use the estimate with your full homebuying budget

The loan amount is the money you borrow, not necessarily the property price. Budget separately for your down payment, stamp duty, registration, processing fees, insurance, maintenance and other applicable costs. The calculator does not assess loan eligibility or affordability.

Frequently asked questions

Can I type the loan amount instead of using a slider?

Yes. All three main inputs support manual entry and sliders. Loan amounts may include Indian-style commas. Interest rates support decimals.

Is the starting 8.5% rate a current bank rate?

No. It is an illustrative starting value. Enter your lender’s quoted annual interest rate for a more relevant estimate.

Does the EMI include processing fees or insurance?

No. It covers repayment of the entered principal and interest. Include any financed fees in the principal if they form part of your actual loan, and account separately for other costs.

Why does my bank’s EMI differ slightly?

Rounding, interest accrual conventions, payment dates, rate resets and lender-specific charges can produce differences. Use your lender’s sanction letter and repayment schedule for contractual amounts.

Can I download the repayment schedule?

Yes. Download CSV exports the monthly schedule, including any valid extra repayment. It can be opened in spreadsheet software.
