Singapore City near Noida airport: what has been proposed

The Uttar Pradesh government plans to develop a dedicated 'Singapore City' on about 500 acres near Noida International Airport, following a meeting between Chief Minister Yogi Adityanath and a 14-member delegation of Singaporean industrialists and investors in Lucknow last week.

The land has been identified in Sector 7 of the area governed by the Yamuna Expressway Industrial Development Authority (YEIDA), the body that plans and allots land along the Yamuna Expressway between Greater Noida and Agra. The delegation was led by Mark Lee, chairperson of the Singapore Business Federation, and had visited industrial areas in Noida and Greater Noida earlier in the week, according to reports published between 31 October and 3 November.

The idea of a Singapore-focused township was first proposed by the chief minister after his visit to Singapore in February 2026.

Sectors and the first investment

Members of the delegation expressed interest in logistics and warehousing, semiconductors and electronics manufacturing, data centres, cloud services and artificial intelligence. Possible collaboration was also discussed in solar energy, green hydrogen, waste management, water recycling, urban planning and hospitality.

At the meeting, Greater Nashik Infracon Pvt Ltd, part of the Singapore-based Universal Success Enterprises Group, was handed an eligibility certificate for a ₹775 crore Universal Packaging Hub on 50 acres in YEIDA Sector 8D. The unit is expected to create about 1,880 direct jobs.

The chief minister said Singapore's technological capabilities combined with Uttar Pradesh's economic potential "could open a new chapter in growth", according to HotelierBuzz. The state cited figures that it accounts for about 55% of India's mobile phone production and 60% of its electronic components manufacturing.

What is still unclear

The proposal is at an early stage. The state has not announced a development schedule, named a developer or reported any investment commitment for the Singapore City itself, according to Aviation A2Z. Under YEIDA's master plan, Sector 7 is a multipurpose industrial zone in which at least 70% of land is reserved for industrial use, which suggests the project will be primarily an industrial and business district rather than a housing township.

What it means for the Yamuna Expressway property market

Noida International Airport at Jewar has begun commercial operations with a first-phase capacity of 12 million passengers a year, expandable to more than 70 million under its master plan.

The airport has drawn developer and investor attention to land along the Yamuna Expressway. Dedicated industrial clusters such as the proposed Singapore City are intended to bring investment and jobs to the region, and jobs are what ultimately create sustained housing and rental demand around new airports.

For homebuyers and plot investors, the announcement is a signal of intent rather than a commitment. Job-creating projects typically take several years to move from land allotment to operations. Buyers looking at residential plots or projects along the Yamuna Expressway should check YEIDA's allotment records, the RERA status of any project, and actual progress on the ground rather than relying on proposed industrial cities in marketing material.
