Housing sales 2026: what the JLL data shows
Housing sales across India's seven largest residential markets rose 6% year-on-year to 2,14,562 units between January and September 2026, according to a report from property consultancy JLL India released on 5 November. Chennai and Bengaluru grew fastest. Mumbai and Pune, two of the three biggest markets by volume, both recorded lower sales.
The increase follows a weak 2025. JLL had reported 2,02,756 units sold in the same nine-month period of 2025, down 12% year-on-year. The 2026 total is about 5.8% higher than that base, which matches the reported 6% growth. JLL said sales value grew 15% in the July–September quarter, faster than volumes, as more of the homes sold were expensive ones.
Premium homes take 72% of sales
JLL said the recovery was driven by premium housing. Apartments priced at ₹1 crore and above grew 23% year-on-year and accounted for 72% of all sales in the period, up from 62% a year earlier. The ₹1.5–3 crore band was the strongest, with demand up 54%.
Homes priced below ₹1 crore went the other way. Sales in this mass-housing segment fell 23% year-on-year, which the consultancy attributed to affordability pressures and buyers moving towards larger, better-specified homes. Siva Krishnan, who heads residential services for JLL India, said in the report that developers had responded to this demand with a 70% increase in launches.
City-wise: Chennai, Bengaluru up; Mumbai, Pune down
Chennai posted the highest nine-month growth at 22%, followed by Bengaluru at 18%, Hyderabad at 16% and Delhi-NCR at 8%. Kolkata was flat. Mumbai sales fell 1% and Pune sales fell 13%. Bengaluru, Mumbai and Pune remained the largest markets and together accounted for most of the sales. JLL said each of the three crossed 35,000 units.
Prices continued to rise. JLL said Bengaluru recorded the sharpest year-on-year increase in capital values (the price per sq ft of homes) in Q3 2026 at 15%. Chennai followed at 12%, Kolkata at 11%, Delhi-NCR at 10% and Mumbai at 8%. Pune had the smallest increase among the seven cities at 6%, in line with its weaker sales.
New supply grew faster than sales. Launches in Q3 2026 totalled 90,918 units, up 28% from 70,915 units a year earlier and 16% higher than the previous quarter. Bengaluru, Hyderabad and Mumbai led with launch growth of 41%, 37% and 24% respectively. Kolkata, Chennai and Pune added fewer new projects.
What it means for homebuyers
For buyers, the data shows a split market. Supply and price growth are concentrated in the ₹1.5 crore-plus bracket. Fewer new homes are being sold under ₹1 crore, which may limit choice for first-time buyers in Bengaluru, Chennai and Hyderabad, where prices are rising fastest. JLL expects capital values to keep rising, particularly in Bengaluru, Chennai and Kolkata, citing limited quality supply and higher construction costs. It expects overall sales volumes to stay stable to modestly positive, with value continuing to grow faster than volume.
For Pune buyers, softer sales and the slowest price growth among the top cities could give more room to negotiate. In Mumbai, prices are still rising even though sales volumes are flat.
