Prestige Estates Q2 results at a glance
Prestige Estates Projects, the Bengaluru-headquartered developer led by chairman and managing director Irfan Razack, reported a sharp fall in profit for the quarter ended 30 September 2026 (Q2 FY27). Revenue from operations fell 15% year-on-year to ₹2,060 crore, from ₹2,432 crore a year earlier. The board approved the results on Thursday, 5 November.
Reports of the stock-exchange filing gave two different headline profit figures. Business Standard reported consolidated net profit of ₹256 crore, 44% lower than ₹457 crore a year earlier. News agency IANS reported consolidated net profit of ₹224 crore, down 47.9% from ₹430 crore. Both reports agree on the revenue figure.
Revenue, costs and margins
On a sequential basis, revenue was 23% lower than the ₹2,675 crore reported in the June quarter, according to Business Standard. Total expenses fell 12.5% year-on-year to ₹1,860 crore and 24% from the previous quarter.
Operating performance held up better than the bottom line. IANS reported that earnings before interest, tax, depreciation and amortisation (EBITDA), a measure of operating profit, rose 1.8% to ₹926 crore from ₹910 crore. The EBITDA margin widened to 45% from 37% a year earlier.
Indian developers usually book revenue when projects are completed and handed over, not when flats are sold. As a result, reported revenue in a given quarter often moves differently from sales bookings, which show new demand.
Bookings up, hospitality IPO shelved
Prestige's operational update in October showed bookings rising. Sales bookings increased 20% year-on-year to ₹7,225 crore in Q2 FY27. The company said it planned to launch residential projects worth around ₹40,000 crore in the second half of FY27, roughly 2.5 times the value it launched in the first half.
Business Standard also reported that the company has shelved plans for an initial public offering of its hospitality arm, Prestige Hospitality Ventures, which had been expected to raise up to ₹2,700 crore. The company cited strategic considerations and uncertain market conditions.
Prestige Estates share price and what it means
Prestige shares closed 3.45% lower at ₹1,632.45 on the BSE on Thursday, before the earnings were announced, IANS reported.
For investors, the results show a gap between falling reported revenue and profit on one side and rising bookings and a larger launch pipeline on the other. Future revenue will depend on how quickly the company delivers its current projects. For homebuyers in Bengaluru and the other cities where Prestige operates, including Chennai, Hyderabad, Mumbai and Delhi-NCR, a planned ₹40,000 crore of launches in the second half points to a large amount of new supply under the brand in the coming months.
